How to Do Commercial Glass Replacement Correctly

Window replacement is one of the most vital building maintenance tasks, yet it’s also a very complex project that can be difficult to get right. When commercial glass replacement is done incorrectly, it can be expensive to fix or even worse, create further problems that can affect the efficiency of a building’s energy use. That’s why it’s important to have a trusted, experienced, and knowledgeable professional complete this kind of job.

To do it correctly, you have to accurately measure the rough opening of your windows to make sure a new pane fits. This includes measuring across the frame, from side to side and top to bottom. Take the measurement of the full interior window, subtracting around 1/8 inch from each dimension to ensure a proper fit and allow for natural contraction and expansion with seasonal change.

You will also want to note the width of your old window, as well as its height and depth. This will help the window installer find a new piece of glass that’s the same size. During the removal process, be careful not to break the old glass, as this can cause leaks and other damage to the frame.

Depending on the type of window you have, it may be more affordable to simply replace the window glass instead of the entire frame. This is especially true for insulated, double-pane windows.

Once the new window pane has been cut to size, it’s time to prepare the rabbets (L-shaped grooves) in the frame. Start by removing any remaining metal glazing points. Then, scrape the paint and compound out of the rabbets to reveal bare wood. Using a sander, sand the grooves to smooth them out. If needed, apply exterior primer to bare wood areas.

When the rabbets are prepped, you’re ready to apply the new glazing compound. Use a caulking gun to fill the L-shaped grooves with the compound, making sure it’s all completely smooth. Let the compound dry for about a week.

Now it’s time to install your new pane! Place the pane in the frame and press to set it in place. If there are any decals, permits, or other adhesives affixed to the window, now is the time to reapply them.
